Terms of use
Last updated 27 October 2026. By using Auto Property Searches you agree to these terms. They are short, so please read them.
What this site is
Auto Property Searches is a free tool, run by an individual in the UK, that gathers public information about a UK property and the area around it: sold prices, a rough value, the title outline, planning, flood risk, ground conditions, council tax and more. It gives general information and estimates. Using it does not create a professional relationship with us.
Information only, not legal advice
- The report is general information from public data. It is not legal, financial or surveying advice, and it is not an official search.
- It does not replace the searches your conveyancer orders, such as the local authority search, the drainage and water search, an environmental search or a mining search, or a check of the title. Always check anything that matters with your conveyancer, and with a surveyor or the council where needed, before you exchange contracts.
- The value is a rough guide from index figures, not a valuation. The likely council tax band is our estimate, not the official band. Plot outlines are the Land Registry index map, which shows the general position of boundaries, not legal boundaries.
- Hints marked "Not official" come from OpenStreetMap, which volunteers map, and may be wrong or out of date.
Check before you rely on it
- Results are produced automatically from the address or map point you choose and from public data. They can be wrong, out of date or incomplete, and the wrong house can be picked if the address is not found exactly.
- You are responsible for checking anything before you rely on it, for example when deciding whether to buy, how much to offer or what to ask the seller.
- If you are unsure, ask a suitably qualified professional.
Our liability
- The site is provided free and "as is". We do not promise it will always be available, accurate or free of errors.
- As far as the law allows, we are not liable for any loss or damage arising from using the site or relying on its results, including lost money, a lost purchase, delays or the cost of putting things right.
- If we are found liable despite this, our total liability to you is limited to £100.
- Nothing in these terms limits liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot be limited under the law of England and Wales.
Using the site fairly
- Do not misuse the site: no attempts to break it, overload it, copy it wholesale or scrape it with automated tools.
- The site, its design and its code belong to us. The data and imagery belong to their owners, who are credited on the site, and their licences apply.
- The letters the site drafts are for you to check, change and send yourself.
